What is the value of your property?

A real estate broker's price opinion is an informal estimate of market value, based on a comparative market analysis of sales in the neighbourhood.

 A certified real estate appraiser provides a formal, impartial estimate or opinion of value usually written, of an adequately described property, as of a specific date and supported by the presentation and analysis of relevant data.

The most important difference is their motivation. A certified appraiser's main concern is to deliver a fair, accurate, objective appraisal, using recent historical data. A real estate broker is more of an optimist with the goal of getting the highest price possible for his / her client, in a reasonable period of time, with the fewest problems.
